When drawing up a contract it would be helpful to place
visible defects, damages or concerns on the face of the contract. Examples:
broken window seals, storm doors that don't close or have obviously broken
hardware.

Order inspection A.S.A.P. after contract signed by both
parties. This will give inspection company time to schedule a convenient
time.

Please notify the Inspector of any special areas to be addressed
concerning the property when ordering the inspection.

Encourage the buyer to attend if at all possible.

Attend the inspection yourself especially if the buyer can
not attend

Instruct client to bring a form of payment.

Notify listing agent of appointment so that seller can prepare
home for inspection.
